The screen trees you planted in 1972 are failing together
This subdivision filled in slowly, from 1969 to about 2004, which is unusual and which produced a specific problem. Whoever built first planted white pine and Leyland cypress along the property lines for privacy, the way everybody did then, and those trees are now sixty feet tall and browning out from the bottom in groups. Conifers planted the same year on the same soil tend to fail the same year, so you are rarely dealing with one.
The second half of the problem is where they sit. Nothing here is rough ground any more. The screens are in finished, irrigated lawn with low-voltage lighting run along the same line, because the lighting was installed to wash up the trunks of exactly those trees. So the stumps are surrounded by things that cost money and do not appear on any utility map.
Pine grinds nothing like the oak on your back acre
White pine and Leyland cypress are resinous, and resin is the difference. Pitch builds on the cutting wheel and in the housing, chips come off damp and mat down into a heavy pad rather than a loose pile, and any of it that lands on a paved surface will leave a stain if it sits. We sheet a drive or a patio before starting on a conifer for that reason, and we clean the wheel between a pine and any hardwood on the same visit.
The remnant white oak out on the back acreage is the opposite: dry, dense, hard on teeth, slow feed, small chip. Willow oak and pin oak along the streets sit in between. When a property has both a pine screen and an old oak coming out, we sequence them - conifers last - and it is the sort of detail that shows up in how clean your driveway looks afterward.

Tennessee's call-before-you-dig service is free and gives the utility owners three working days to come out and paint their own lines. Gas, water main, power, cable. That is genuinely worth having and we file it.
What it will never mark is anything you own. On Forest Acres and Hillhaven that list is long: irrigation mains and lateral drops, spray heads sitting just under the turf, low-voltage lighting cable stapled a few inches down, and the occasional propane run out to a fire pit. None of it belongs to a utility, so no one is coming to flag it. If you have the irrigation contractor's zone map, that is the single most useful piece of paper you can hand us. If not, run the system for two minutes while we watch where the heads pop, and mark them with flags before we unload.
Two to three times the spoil you are picturing
People consistently underestimate this. Grinding converts a stump and the soil packed through its root plate into loose material that occupies two to three times the volume of the stump you were looking at. A big cypress can produce a genuinely surprising heap.
You have three sensible options and we will price all of them. Backfill the hole and be done - free, and the ground settles over a season. Spread the excess into beds as mulch - fine for the pines, and worth knowing that fresh grindings tie up nitrogen at the surface while they break down, so keep them off anything newly planted. Or we haul it out and bring topsoil back, which is what most people here choose when the stump is in the middle of an irrigated lawn. Will Oak Hill's chipper service take stump grindings?
The city's monthly leaf and limb collection is a real benefit and it is set up for branches and yard waste, not for the soil-and-wood spoil a grinder produces. A cubic yard of wet grindings put out at the edge of the drive is not what that truck is for. Either it goes back in the hole, gets spread into beds on your property, or leaves on our trailer.
We have eleven pines dying along the back line. Do we have to do them all now?
No, and there is a case for staging it. Doing all eleven in one visit gets you the best per-stump rate because the setup cost is spread across them. Doing them in two rounds spreads the cost and lets you replant the first section and see how it establishes before committing. We will quote both so the comparison is in front of you.
The stump is right next to a sprinkler head. Can you still grind it?
Yes, once we know exactly where the head and its lateral run. A grinder wheel will destroy a poly lateral instantly and you will not know until the zone runs. With the head flagged we can grind up to within a few inches on that side and take the rest by hand, or lift the head first and reset it after. Both are cheaper than an irrigation repair.
Do I need a city permit for any of this?
Not for grinding a stump that already exists. Oak Hill's tree standards apply to removing living trees - there is an inventory requirement, a permit and a fee, and sign-off from the City Manager and the codes officer. Dead trees, storm-thrown trees and trees an arborist certifies as diseased sit outside that, which covers most failing pine screens. Confirm with the city office before you cut, not after.
How long does a sixty-foot pine's stump actually take?
Less time than people expect, because the stump is not sixty feet - it is usually an eighteen to twenty-four inch cut with a shallow, spreading root system, and pine cuts quickly. Figure forty-five minutes to an hour and a half of grinding for a large one, plus setup and cleanup. The hardwood equivalent at the same diameter would run half again as long.
